Job Description

Building Services Superintendent

The Building Services Superintendent is responsible for managing a staff of approximately 50 custodians and will collaborate with other Superintendents when needed for major events. This position will ensure that work schedules are being followed and assign shifts in different zones and the Student Union. The Superintendent will make sure all building projects are completed on time, in a cost-effective manner and with the least amount of disturbance possible. The Superintendent also supports the Facilities Services Department Senior Management team in assisting with duties including data entry, personnel distribution, evaluations, and coordination of essential department functions.

Responsibilities

The responsibilities of the Building Services Superintendent include:

  • Training employees in university techniques and knowledge necessary to perform
  • Hiring employees and setting performance goals, inspecting work, and reviewing job completions.
  • Managing stressful situations with professionalism and exercising sound judgment.
  • Preparing reports and communications for the purpose of notifying FS Senior Management staff and other university stakeholders of essential information.
  • Following campus safety policies and helping educate employees of such policies.
  • Keeping track of timesheets, approving leave requests, and making staffing changes to accommodate absences.
  • Maintaining a professional attitude when communicating with university employees, students, or members of the community.
  • Having familiarity with University policies and procedures when managing employees.
  • Creating work schedules for custodians and maintenance employees for all special events. Scheduling adequate time off for employees.
  • Supervising set-up and clean-up for special events.
  • Coordinating with other Supervision to build teams to support special events at Neyland Stadium and Thompson Boling Arena.
  • Using facilities management data software for work order distribution, labor records, and inventory.
  • Representing the Facilities Services Department on various assigned committees, groups, and seminars.
  • Ensuring that custodial employees have the necessary materials needed to complete tasks.
  • Monitoring use of departmental equipment and inspecting and notifying Director of replacements as needed.
  • Notifying Director and FS Senior Management staff of emergencies, and helping coordinate an appropriate response with trades, Office of Environmental Health, Safety, and Risk Management (EHS/RM), and Public Safety when necessary.
  • Monitoring and having responsibility for cleaning services provided, the inspection of buildings in the zone, and the overall result.
  • Preparing Supervisory report and having employees submit injury and accident reports. Informing management and Public Safety when warranted.
Qualifications

Required qualifications for the Building Services Superintendent include:

  • Education: High school diploma or GED.
  • Experience: Eight (8) years' experience as a custodial professional supporting academic settings and/or special events, and four (4) years of which must be in a supervisory capacity.
  • Knowledge, Skills, Abilities:
    • Experience in supervision of custodial employees.
    • Work experience with custodial equipment, chemicals, and operations.
    • Ability to work with a computerized records system.
    • Ability to read and understand material SDS sheets.
    • Knowledge of proper custodial product/equipment.
    • Have a working knowledge of the principles of effective supervision.
    • Ability to organize, prioritize, and perform under pressure.
    • Ability to manage, communicate, and work alongside individuals or groups from diverse ethnic, cultural, social-economic, and identifying backgrounds.
      • Ability and patience to train new and existing employees with the techniques and knowledge necessary to complete duties as assigned.
      • Ability to plan and schedule work. Ability to inspect buildings and carry out oral and written instructions.
  • Other Conditions: Valid Driver's license
